Central Oshawa Triplex's
This is a property we are very excited for! Located just north of the re-development of Oshawa’s Rotary Park, we knew that this property was going to have great long term potential.
This property also came with several unique features which allowed us to reduce our development costs making it more economically viable than comparable properties.
This project is slated to be completed in line with the completion of rotary park. We are excited to see how these two three unit buildings will be received on the market!

South Oshawa Sixplex
With the changes in place by bill 23 projects under 10 units no longer require site plan control.
We knew changes were coming but having these changes before we broke ground on this project was unexpected. This project has now become more economically viable and we will be ready for construction on this property sooner than expected.
Our building design for this project was also carefully selected to reduce construction costs and the complexity of this build while having it fit into the surrounding neighborhood.





BOWMANVILLE COACH HOUSE CONVERSION (Phase 1)
This has been a very unique project. In order to unlock this properties full potential we had to get creative.
The existing houses were 2 unit dwellings that were split horizontally and were in need of significant updates. We identified the opportunity of creating an additional lot on the side yard if we could remove the walkout entrance, to the basement unit. To realize this potential we decided to embark on a major renovation project which involved splitting the units vertically, in the 100 year old house, and completely re-designing the interior.
We also were able to build Durham Regions first coach houses on the properties. Given the properties unique layout and size we were able to give all 3 tenants on the property 2 car parking and there own amenity space. This property is an ideal candidate for the coach house strategy.






SCUGOG CONVERSION & COACH HOUSE
Properties with problems are often where you can find the best opportunities. We were approached, by an investor, to purchase a triplex in extremely poor condition with none of the existing tenants paying rent to the current landlord. With the existing layout, two of the three units barely had a space you could call a bedroom and one of the tenants was sleeping in an unfinished leaky basement because of the units size constraints and poorly designed layout.
After many hours, and going through multiple proformas, we were able to determine that turning the non-functioning triplex into a duplex with large functional units and adding a garden suite in the backyard was the best use of the property.
This property will have large, well designed living spaces making it one of the highest grossing 3 unit properties in Durham Region, once completed. This property has been a great learning experience for our in house team. Being over a century old, with multiple additions we had to make significant structural changes to this building as we embarked on this project. This project was one of the most complex renovation projects the head building inspector in Clarington had seen in his career. This had him bringing in new building inspectors onto our site in order to train them for what to look for and what solutions worked for many challenging scenarios. Having our own employees learn how to solve all these problems on this project helped them grow their skillsets immensely. This will allow us to continue to take on challenging projects with ease.



OSHAWA'S FIRST
GARDEN SUITE
Adding a coach house to a corner lot like this one we feel is the best use for this property. All the units will get their own private amenities space, and parking for multiple cars per unit as well. This project turned out great with the new building fitting in very well with the existing neighbourhood.
We were very happy with our build time on this project with the construction from start to finish taking just over 10 weeks!
New occupants are set to move in and we are excited that they will get to enjoy their new home.
WHITBY DUPLEX CONVERSION
When this client decided to take on this project, they turned to us to complete the construction.
After many concept reviews it was determined the best fit for our client and the property was a two-unit conversion. It has a fairly unique design that allows for both units to have part of the main floor. This allows for both sets of occupants to have large units and to enjoy having space above grade.
This project came with a number of challenges which we needed to overcome. Chimney removal, replacing all the plywood on the roof and waterproofing the basement. We are nearing the final stages of this project now and can’t wait to see the final project.
