Bowmanville East Sevenplex
There is nothing better than getting free land to build on!
We were able to purchase this property $100,000 less than the home owner had paid for it no later than one month after they had purchased it. With the risk of property values dropping and interest rate increases, they did not want to run the risk of keeping this property during these turbulent times.
We saw that this property was a massive opportunity. It is in a location specified for further intensification and had a side yard large enough to build a small apartment building.
Once our approvals are completed we will be excited to break ground on this one! This project will unlock the full potential of the land that it is on.
Rural Multiplex
This unique rural development demonstrates how thoughtful multi-unit housing can be integrated into a rural setting.
The project will create four residential units on a single property, with three units incorporated into the main dwelling and a fourth unit within a detached accessory dwelling unit (ADU). The development combines residential intensification with the practical considerations of servicing a rural property.
A key component of the project is the installation of holding tanks and a new septic system, allowing the property to accommodate increased residential use while working within the limitations of rural servicing infrastructure. The project also involves significant structural modifications and upgrades to transform the existing property into a functional multi-unit residence.
With a combination of structural work, rural servicing requirements, and a unique multi-unit configuration, this project presents one of North Lakes Developments & Construction’s more complex and distinctive developments to date.
Pickering Flip
We’re excited to have taken on this project with a new joint venture partner. The goal is to update the property with modern finishes and bring it back to market.
The property has several existing features that we’re looking to restore and incorporate into the updated design, including the existing fireplace and tiled entryway. At the same time, many of the finishes throughout the home are dated and will need to be refreshed.
This project is a great opportunity to modernize the property while preserving some of the features that give it its existing character.
Brooklin Fourplex's
This property has massive potential, and we’re excited to be working through the early concept design stage alongside a new joint venture partner to bring the project to life.
Our goal is to develop a fourplex that helps introduce more missing middle housing to the Brooklin community. As one of the first developments of its kind in the area, this project presents an exciting opportunity to bring a new housing option to an established community while making the most of the property’s potential.
