Projects Underway
North Lakes Developments & Construction are currently working on a range of residential projects across the region. These builds vary in size and scope, but all share the same goal: to create well-built, functional homes that make the most of each property—with a focus on quality and long-term value.


Project Takeover
We’ve been brought in to complete the remaining exterior work — including Molok underground garbage systems, trenching, curbing, asphalt work, shut-off fixes, landscaping, and repairing damaged front porches.
It’s not every day we take over a partially completed site, but it does happen — and we’re looking forward to getting this one back on track.and ready for sale.


Oshawa Triplex Conversion
We’re preparing to start a new project in Oshawa that takes an unconventional property layout and transforms it into a modern triplex. The building currently functions as a duplex, but instead of the typical “upstairs and basement” setup, it has been divided into front and back quarters.
With recent updates to the building code lowering the minimum basement height requirement, we now have the opportunity to create additional units in the basement. Our immediate plan is to add a new unit at the front while leaving space at the back for a future unit. We’re planning with the assumption that Oshawa will eventually receive funding through the federal Housing Accelerator Fund, which would make additional units more feasible. By structuring it this way, we avoid having to undo completed work in the future.
Site planning includes adjustments to the interior stairs, removing and redesigning the front steps, and futureproofing the layout for additional parking and a drive aisle.
This project is also unique from a financing standpoint. To help the owner meet their budget and prepare for future investments, we’ve structured the arrangement as an equity partnership. By keeping construction costs lean and sharing in the equity, both parties are positioned to refinance this property and move forward with another development together in 2026.



Coach House Compound (Phase 2)
This has been a very unique project. In order to unlock this properties full potential we had to get creative.
The existing houses were 2 unit dwellings that were split horizontally. They needed updates and we identified the opportunity of creating an additional lot on the side yard if we could remove the walkout entrance to the basement unit. Because of this we decided to embark on a major renovation project which involved splitting the units vertically, in the 100 year old house, and completely re-designing the interior.
With this completed we are now free to create our additional lot where we will be adding a 3-unit home.
On top of this new triplex and the major renovations in the existing home, we also built Durham Region’s first coach houses in the backyards of the existing properties. This project, once completed, will more than double the amount of units on the property from four to nine.
